Muscat — a City Between the Sea and the Mountains. Part I

In January, our team, together with Oleg Torbosov, went on a trip to Oman's capital, Muscat. That's how we celebrated our record sales from November 2024 – and the mini-vacation was covered by the company.

We explored the local real estate and lifestyle. And mapped out plans to conquer this magical Arabian city. With its own character and vibe.

The city is situated between the sea and the Al Hajar mountain range. And it stretches 50 km along the coast without going far inland. It's somewhat reminiscent of Turkey and Greece with its mountain ranges.

You won't find skyscrapers here. The entire capital consists of mid-rise buildings 10-12 stories high, as well as small villas and townhouses. Almost all buildings are painted white and resemble the neighborhoods of Santorini.

Don't expect massive malls and boutiques from Muscat. Omanis travel to Dubai for luxury, which is 4.5 hours away by car on perfect roads or 1 hour by plane. But there have been more high-end luxury hotels in recent years.

Oman's territory is washed by the Arabian Sea and the Gulf of Oman, which are part of the Indian Ocean. There are 6 times fewer tourists here than in Dubai, beaches are more spacious, and Russian speech is rarely heard.

Among our buyers – and we've already closed about 40 deals – are mostly Europeans who want clean seas, safety, and a tax policy similar to the Emirates. And prices for real estate of similar quality are 1.5-2 times cheaper.

At the same time, all projects are built among the mountains by the sea.
